Find It — or Rule It Out

A pet odor inspection answers one question: is there urine damage in this home, and if so, where and how much?

It works in both directions. If there’s contamination, we find it, document it, and put a number on it. If we do not find evidence of urine contamination during the inspection, the report documents that finding — which can be just as valuable.

What a Home Inspection Doesn’t Cover

A standard home inspection covers the structure, the electrical, the plumbing, and the mechanical systems. Pet urine usually shows up as a single line — “pet odor noted” — if it shows up at all. That’s not a location, a scope, or a cost.

A pet odor inspection is a separate, targeted inspection focused only on urine damage — performed by an experienced certified home inspector specializing in urine odor detection and structural odor remediation.

How We Detect Urine Damage

UV black light inspection

Dried urine and cat spray fluoresce under UV light even when they’re invisible in normal lighting. It’s how we find contamination on walls, along baseboards, under fresh paint, on subfloors, and around door jambs.

Odor detection & severity rating

We evaluate odor directly, room by room, and rate its severity on a 1–10 scale. The ratings show where the source is concentrated and how serious it is.

Wet urine & moisture detection

Moisture meters identify active or recent contamination in drywall, subfloors, and framing, and show whether materials are holding moisture.

Non-destructive wall cavity testing

Most of our inspections are for prospective buyers, so we don’t cut into walls. We use non-destructive methods to check for contamination inside wall cavities.

Pattern reading

Cats spray vertical surfaces and mark along walls. Dogs return to the same spots, and males mark corners, jambs, and furniture legs — the same pattern we look for in dog urine inspections. The pattern tells us where to look next and how far the contamination is likely to have traveled.

What’s Often Hidden

Pet urine damage can be easy to conceal before a sale or move-out. We regularly find it:

  • Under new carpet installed over a contaminated subfloor

What’s documented but outside our scope

Doors and cabinetry are documented in the report for your contractor. Contaminated door jambs are removed as needed during remediation so the framing behind them can be treated; replacement is handled by your contractor.

Comparing Estimates

If you’re getting more than one quote, compare what each one covers. Quotes can differ significantly depending on whether they cover surface cleaning or structural remediation, and whether treated structural surfaces are backed by a written guarantee.
